Notable Projects

Ovation A1, A2, and A3 Buildings – Newport, KY (2023 and Ongoing) 

  • Customer: Corporex Development and HEMMER Construction 
  • Scope: Supplied CFS Roof Trusses, Interior and Exterior Load-Bearing CFS Wall Panels, Structural Steel package, Stairs and Misc. Metals, and steel floor decking. 
  • Unique Features: Unique geometry meets high-end scenic overlooks of downtown Cincinnati, transforming the Newport skyline. Tri-State executing the entire steel package with seamless coordination, accelerating occupancy.

Seafields Senior Living – Kiawah Island, SC (2024) 

  • Customer: Balfour Beatty 
  • Scope: Supplied load-bearing cold-formed steel wall panels, steel decking floors, and structural steel. 
  • Unique Features: 350,000 sq ft high-end senior living community included extensive engineering for coastal seismic loads, special finishes for ocean spray, and expedited production due to a fast-track design-build contract and expert sequencing due to the 8 phases with a total of 22 floors.

The Mercury – Bethesda, MD (2024) 

  • Customer: HESS Construction 
  • Scope: Provided steel decking floors, interior and exterior load-bearing walls, structural steel, pour stops, and brick-relieving angle for this multi-story mixed-use development.  
  • Unique Features: Historical zoning requirements demanded precise coordination of cold-formed steel and structural elements to create an Art Deco façade. Provided value engineering and owner cost savings in preconstruction for load-bearing wall panel scope.

The Farms at Bailey Station – Collierville, TN (Spring 2021) 

  • Customer: Delta United Specialties 
  • Scope: Supplied prefabricated CFS roof trusses, bent plates, outrigger frames, and comprehensive truss bracing including truss clips, lateral and X-bracing, temporary bracing, and bottom chord bracing.
  • Unique Features: This expansive, multifaceted senior living community required precise coordination and proactive bracing strategies to ensure structural integrity and rapid enclosure, protecting the schedule and enhancing occupant safety and comfort.

Proscenium Condominiums – Carmel, IN (Fall 2020) 

  • Customer: Novo Development, Inc.  
  • Scope: Delivered load-bearing wall panels and roof trusses. 
  • Unique Features: This luxury condo community required meticulous coordination of structural elements to seamlessly integrate residential units, retail spaces, and public green areas, enhancing the live-work-play experience in Carmel’s downtown.

5700 Riverside Apartments – Austin, TX (Summer 2020)

  • Customer: TDS Contracting and Fierro Enterprises  
  • Scope: Delivered prefabricated wall panels and steel framing. 
  • Unique Features: Delivered first loads of over 590,000 gsf of CFS load-bearing wall panels within two months of signed contract to meet client’s aggressive schedule.

The Aloft Hotel & Aqua on the Levee – Newport, KY (Fall 2016)

  • Customer: Star Drywall  
  • Scope: Provided load-bearing wall panels and trusses. 
  • Unique Features: Aloft Newport on the Levee is a seven-story, 144-room hotel completed in 2016 as part of the $80 million Aqua on the Levee development, which also includes luxury apartments, retail space, and a parking garage. The construction of the hotel utilized prefabricated wall panels and trusses, contributing to efficient building practices and structural integrity. 

 

Courtyard by Marriott – Plainfield, IN (Summer 2019)

  • Customer: Robert T. Young Construction  
  • Scope: Supplied cold-formed steel framing and sheathing. 
  • Unique Features: This Courtyard by Marriott features flexible lobby spaces and guest rooms designed for both business and leisure travelers. Prefabricated wall panels and trusses supported an efficient construction timeline and quality assurance. 

Springhill Suites – Westfield, IN (Summer 2018)

  • Customer: Robert D. Young Construction  
  • Scope: Provided light-gauge steel framing 
  • Unique Features: This 97,000-square-foot Springhill Suites offers suites larger than typical hotel rooms, featuring 1,700 square feet of meeting space. Prefabricated wall panels streamlined the building process while enhancing structural quality. 

Holiday Jones Hotel – Nashville, TN (Summer 2018)

  • Customer: James McHugh Construction  
  • Scope: Supplied panelized structural steel and framing solutions. 
  • Unique Features: This boutique-style hotel incorporates creative design elements and rooftop amenities. Prefabricated wall panels and trusses were critical in maintaining the project’s aggressive construction schedule. 

 

The HUB – West Lafayette, IN (Spring 2018)

  • Customer: Shiel-Sexton Construction 
  • Scope: Delivered exterior load-bearing panelized CFS walls. 
  • Unique Features: This 11-story luxury mixed-use student housing project near Purdue University features about 600 beds, a rooftop pool and sundeck, fitness centers, and study spaces. Prefabricated wall panels and trusses were key to supporting the height and mixed-use layout of the building. 

 

Hilton Garden Inn – Elizabethtown, KY (Fall 2017)

  • Customer: Prodigy Construction  
  • Scope: Delivered CFS wall panels. 
  • Unique Features: The five-story, 71,584-square-foot Hilton Garden Inn includes 112 rooms, an indoor heated saline pool, a large fitness center, and 2,000 square feet of flexible meeting space. Prefabricated wall panels and trusses contributed to efficient construction and enhanced durability, expediting occupancy.
